This Indenture made the twentieth day of July in the year of our Lord one thousand eight hundred and forty-six Between Andrew Ten Eick and Sarah Ann his wife and Jane M. Ten Eick all of Davenport Delaware County State of New York of the first part and Martin Van Dusen of the same place of the second part
Witnesseth that the said parties of the first part for and in consideration of the sum of seven hundred dollars to them in current money in hand paid by the said party of the second part the receipt whereof is hereby acknowledged have granted bargained sold remised released aliened and confirmed and by these presents do grant bargain sell remise release alien and confirm unto the said party of the second part in his actual possession now being and to his heirs and assigns forever all and each of their right title claim and interest in and to that certain part of lots No 16 + 17 in the Charlotte River patent on the South side of the River and bounded Southerly by the highway Westerly by the lands of Isaac Pierce Junior Northerly by the center of the Charlotte River and Easterly by lands belonging to Andrew G. Ten Eick containing sixty acres of land be the same more or less. It is understood that the title hereby conveyed is the share and interest in the above described premises of which the parties of the first part are siezed as heirs at law of John U. Ten Eick deceased. Said premises are in the town of Davenport. Together with all and singular the hereditainments and appurtenances thereunto belonging or in any wise appurtaining and the reversion and reversions remainder and remainders rents issues and profits thereof And all the estate right title interest claim and demand whatsoever of the said parties of the first part either in law or equity of in and to the above bargained premises with the hereditainments and appurtenances. To have and to hold the said above described premises to the said party of the second part his heirs and assigns to the sole and only proper use benefit and behoof of the said party of the second part his heirs and assigns forever. And the said parties of the first part for themselves their heirs Executors and administrators do covenant grant bargain promise and agree to and with the said party of the second part his heirs and assigns the above bargained premises and every part and parcel thereof in the quiet and peaceable possession of the said party of the second part his heirs and assigns against all and every person or persons lawfully claiming or to claim the whole or any part of the said premises will forever Warrant and Defend. - In witness whereof the said parties of the first part have hereunto set their hands and seals the day and year first above written.-

Delaware County ss:_ On this 12th day of September 1846 personally came before me Isaac Sweet a Justice of the peace of said County. Andrew Ten Eick Sarah Ann his wife and Jane M. Ten Eick to me well known to be the same persons who executed the within conveyance and severally acknowledged that they executed the same for the purposes therein mentioned and the said Sarah Ann on a private examination separate and apart from her husband says she executed the same freely and without threatening from her husband-
